There are more than 550 federally recognized tribes in the United States. The HUD 184 program can help more Native American families secure their dream homes either on or off their native lands.

QUICK HIGHLIGHTS:

  • May be used for home purchase, new construction, or refinance
  • Gifts or tribal grants may be used for closing funds
  • As low as 2.25% down payment for loans over $50,000
  • As low as 1.25% down payment for loans $50,000 or less
  • Mortgage interest rates are based on market rates, not the borrower’s credit score
  • Upfront guarantee fee (1.5% of loan amount) can be financed to limit out-of-pocket costs
  • Minimal mortgage insurance required with 78% or more loan-to-value (LTV)
  • Allows up to 6% seller contribution towards closing costs

QUALIFICATIONS:

  • Available to American Indians or Alaska Natives, federally recognized Indian tribes, tribally designated housing entities, and Indian Housing Authorities.
  • At least one borrower must be an enrolled member of a federally recognized tribe
  • Borrower that has tribal eligibility must also be the primary borrower on the loan
  • Home must be the borrower’s principal residence and located in an eligible HUD 184 area
  • Borrower must have a minimum 620 credit score and meet other eligibility requirements
  • Borrower can only have one HUD 184 loan at a time
