Contact Your Servicer

After your loan is closed with Cornerstone Home Lending or its affiliates, your loan will either be serviced by Cornerstone in New Jersey or by another lender. If your loan is being transferred to another lender, you'll receive a Notice of Transfer within 45 days after closing.

Can I change my loan servicer?

If your loan is transferred, Cornerstone Home Lending and its affiliates no longer have control over the loan. You need to contact your servicer with any questions or concerns about your loan.

Making Your First Payment

You could still receive a Notice of Transfer after your first payment is made. In this case, you will setup future payments with your new servicer. Your new servicer may have options for online and recurring payments, bi-weekly payments or additional payment options.

Your first payment may be due to your new servicer. If you receive a Notice of Transfer prior to your first payment's due date, you will make your first payment to your new servicer. Contact your new servicer to find out how to make your payment. If you are unsure if your loan has been transferred, don't hesitate to reach out to us and we'll provide you with your servicer's name and contact information.

You should look at your most recent statement or if you recently closed watch for a notice of loan servicing letter. If you still aren't sure, please contact the Cornerstone's Loan Servicing Department directly at 877.461.1819.

An escrow account is setup by your servicer to pay property related expenses. In addition to your monthly principal and interest payment, you'll pay an additional amount that will be placed in your escrow account. When expenses such as property taxes and homeowners insurance are due, your servicer will pull money from your escrow account to pay these expenses on your behalf.

Typically, you must make a request to cancel, remove or waive your escrow in writing. Not all loans allow the borrower to cancel escrow. Ask your servicer if you can remove escrow and request that they send you're the required form or link to submit the request in writing.

It can take a few weeks to process the transfer of your loan to your servicer. If you receive a notice that your taxes or insurance payments are due, please contact your servicer to ensure the payment will be made in a timely manner.

Your servicer will need a copy of your policy's declaration page. Contact your servicer to find out the best way to submit the new insurance information.

If you paid more than $600 in mortgage interest in a calendar year, the loan servicer is required to send you a 1098 Mortgage Interest Statement. Typically, even if you paid less in interest you'll still receive a form. Prepaid points as well as homeowners insurance and property taxes if you escrow will also be included on the form. Servicers must send the forms by January 31st of the next calendar year. You will receive a mortgage interest statement from each servicer which serviced your loan during the year.

Private mortgage insurance is a type of mortgage insurance required for conventional loans if you put down less than 20% of the home's purchase price at closing. It is designed to protect the lender if you stop making payments.

You can request to cancel PMI on the date at which your loan is scheduled to drop to 80% of the original value of the home or if your loan drops to 80% earlier than scheduled because your made extra payments on the principal balance. Contact your servicer to find out how they handle PMI cancellation requests. Typically, the request must be made in writing, you must have good payment history, the home has not declined in value, and there are no other liens on the property.
