An escrow account is setup by us to pay property related expenses. In addition to your monthly principal and interest payment, you'll pay an additional amount that will be placed in your escrow account. When expenses such as property taxes and homeowners insurance are due, we will pull money from your escrow account to pay these expenses on your behalf.

If you paid more than $600 in mortgage interest in a calendar year, we are required to send you a 1098 Mortgage Interest Statement. Typically, even if you paid less in interest, you'll still receive a form. Prepaid points, homeowners insurance and property taxes (if you have an escrow account) will also be included on the form. We must send the forms by January 31st of the next calendar year.

Private mortgage insurance is a type of mortgage insurance required for conventional loans if you put down less than 20% of the home's purchase price at closing. It is designed to protect the lender if you stop making payments.

Please see below for options for removing PMI from your loan.

  1. Based on the original property value and the loan terms, we'll project the date when your Loan-to-Value (LTV) will reach 78%, and we'll plan to cancel your PMI on that date.
  2. Based on the original amortization schedule, we will cancel your PMI when your loan is mid-way through its amortization.
  3. You may submit a request for early cancellation of PMI. Your property must have at least 20% equity—or 80% LTV—to be eligible for an early cancellation. Also, other conditions may apply to early cancellation depending on the loan investor. Here are the main conditions that must be met:
    • Your loan must be current - meaning, in the last twelve (12) months, you can't have been more than thirty (30) days late on any payment and in the last twenty-four (24) months, you can't have been more than sixty (60) days late on any payment.
    • If you have not reached an LTV of 80%, we may be able to order an official appraisal of your property to verify if the current value has reached the 20% equity requirement. The appraisal needs to happen within ninety (90) days of your PMI cancellation request, and you will be responsible for the appraisal cost.
