Because this program offers up to 100% financing, you may not need any down payment. Requirements are based on your loan amount and credit score:

  • No down payment on loans up to $1.5 million with a minimum 680 credit score
  • No down payment on loans up to $2 million with a minimum 720 credit score
  • As little as 5% down on loans up to $2 million with a minimum 680 credit score

Yes. Our team can walk you through the specifics based on your situation, but here’s a quick look at start date requirements:

  • Within 150 days of closing for W2 employees
  • Within 60 days of closing for contractors and 1099 professionals

Yes, you can still apply if you have student loans. Plus, if you’re a resident or fellow, student loan payments in deferment, forbearance, or reporting as $0 on an income-based repayment plan may be excluded from your debt-to-income (DTI) calculation, potentially helping you qualify for more home.*

*You will be qualified based on the current income during your residency or medical clinical fellowship program.

Our Medical Professionals Program is available for one-unit primary residences, including single-family homes and condominiums. If you’re planning to finance a second home or investment property, we have other programs that are a better fit.
