A Loan Officer was working with a high-income W-2 borrower. But because of the employer's pay structure, the borrower's tax returns showed almost no income. Underwriting could only account for about $100K—far short of what the borrower needed to qualify.

• Identified the borrower's eligibility for an asset qualifier loan 
• Calculated income using net eligible assets divided by 84 
• Confirmed the borrower's assets exceeded the residual income requirement
